Lending Program

ACRE’s commercial bridge lending program provides our borrowers the speed, flexibility, and certainty required to execute on time-sensitive opportunities. We work closely with our borrowers to provide the resources necessary to achieve a timely exit, either through a sale or refinancing ACRE’s bridge loan with conventional financing.

LOAN CRITERIA

ACRE primarily provides first position bridge loan financing for commercial investment properties (income producing & owner-occupied). Our bridge loans generally range between $1,000,000 and $10,000,000, and ACRE will consider larger loan amounts on a deal-by-deal basis. ACRE predominantly focuses on originating commercial bridge loans in Maryland and the surrounding Baltimore-Washington Metro Area.

Acquisition (income producing / value add): Secure funding quickly to seize time-sensitive opportunities on cash-flowing properties or properties that will be cash-flowing after successful execution of business plan.

Renovation (value add): Finance essential improvements and upgrades to maximize your property’s potential.

Refinancing: Bridge the gap to permanent financing while optimizing your loan terms.

CO-INVESTING / EQUITY POSITIONS

ACRE will consider, on a highly selective basis, making junior commercial bridge loans or other alternative loan structures. Co-investing or other equity positions on very select opportunities may also be available to borrowers with a proven track record of success and substantial liquidity.
